Explanations for words and terms, T to Z, used in "Do It Yourself Kit."

Tenant (Dominant): Is the land owned by the possessor of an Easement.

Tenant (Servient): Is the land over which the right is enjoyed

Tenants in Common: Can dispose of his interest without permission of other tenants providing he has possession of separate Title Deed for his share - Upon the death of a Tenant in Common his interest in the estate passes to the person/s named in his Will.

Tenants (Joint): Upon the death of a Joint Tenant, Ownership vests in the remaining Joint Tenant

Tenement: A thing which is subject to tenure e.g. Land

Tenure: A mode of holding or occupying land.

Testament: A Will of personal property.

Testator: One who makes a Will

Title Deed: The document and Instrument conferring or evidencing the Title of Land.

Title Document: Document relating to Title under Torrens Title System and held at the Titles Office. Under this current system registration of Certificates of Title by the Titles Office is taken as proof of Ownership of Land

Transfer: The passage of a right from one person to another.

Transfer by Direction: The act of transferring property with Vendor, Intermediate Purchaser and Purchaser.

Transferee: The person to whom something is transferred

Transferor: The person from whom something is transferred

Transmission by Death: The act of transferring property of an estate left by Will to a person

Trust: A relation or association between one person or persons on the one hand and another person or persons on the other based on confidence by which property is vested in or held by the one person on behalf of and for the benefit of another 

Trustee: A person to whom an estate is conveyed, devised or bequeathed, in trust for another. Holder of property.

Vendor: The seller

Will: A disposition or declaration by which a person making it provides for the distribution or administration of property on death.

Writ of Attachment: A document on the Queensland Name under the seal of the Crown, Court or Officer of the Crown, for the taking into custody of the law the person or the property of one already before the Court.

Zoning: Allocation by Town Council or Local Authority of areas for particular uses.
